Modified from "Better Homes and Gardens New Cook Book" basic muffin recipe

Prep: 12 minutes | Bake: 18 minutes | Oven: 400° | Makes: 12 muffins

Turn oven on to 400°. Grease 12 muffin cups with butter or line with paper muffin cups.

Combine dry ingredients in a large bowl:
1 cup all-purpose flour
3/4 cup whole wheat flour
2 teaspoons baking powder
1/4 tsp salt

Mix wet ingredients in a medium bowl:
1 beaten egg
1/2 cup milk
1/4 cup olive/canola/vegetable oil
1/3 cup pure maple syrup (or add 1/3 cup white sugar to dry ingredients)
3/4 cup unsweetened apple sauce
1 peeled and grated apple (preferably a tart apple, like granny smith)
1 1/2 tsp cinnamon

Add wet ingredients to dry ingredients all at once. Stir with a wooden spoon or plastic spatula until just moistened (batter should be lumpy).

Spoon batter into prepared muffin cups, filling each two-thirds full.

Prepare streusel topping in a small bowl, combine 3 Tablespoons all purpose flour, 3 Tablespoons brown sugar, and 1 - 1 1/2 tsps cinnamon. Cut in 2 tablespoons cold butter, using a fork or pastry cutter, until mixture resembles coarse crumbs. Stir in 2 tablespoons chopped nuts if desired.

Sprinkle streusel topping over muffin batter in cups.

Bake in 400° oven for 18-20 minutes or until golden and a wooden toothpick inserted in centers comes out clean.

These muffins are really moist and flavorful, they don't even need butter.
